Yes. On roofing we offer a 10 year labor warranty, and the materials carry a manufacturer warranty of up to 50 years depending on the product you choose. Those are two separate things and it is worth understanding the difference: the manufacturer covers the shingle, we cover the installation. Other trades vary by job, and whatever applies to yours is written into your estimate rather than promised verbally.

Not all damage is visible from the ground. We look for bruising on shingles, cracked flashing and granule loss, and we check for dents in metal components, damaged ridge caps and compromised underlayment. One useful tell you can check yourself: if hail marked your wooden fence, it hit your roof too. We provide a comprehensive report with photos documenting anything we find.

With premium materials and proper ventilation, a new roof typically lasts 25 to 30 years depending on the material. Metal lasts considerably longer. Houston’s intense sun and humidity accelerate aging, which is why ventilation is worth arguing about rather than treating as an afterthought, and why we only use materials rated for the Gulf Coast climate.

Six things drive it: square footage, pitch, how many layers come off, deck condition once we can see it, the material you pick, and what the quote actually includes. That last one is where bids diverge most. Underlayment type, valley membrane, drip edge, new pipe boots and ridge ventilation are all things a cheap bid quietly leaves out. We quote line by line and price deck repair per sheet, so compare the line items rather than the totals.

Architectural shingles, also called dimensional or laminate, are thicker, more wind resistant and last longer than 3-tab. They also look better, with a dimensional rather than flat appearance. For nearly every Houston home we recommend architectural, because the price gap is smaller than people expect and the difference in how they hold up here is not small.

Repair usually makes sense when damage is localized, the rest of the roof still has granule coverage and flexible shingles, and the deck is sound. Replacement usually makes sense when shingles crack underfoot, granule loss is widespread, there are leaks in several places, or the deck is soft anywhere. Our inspection is free and we hand you the photos, so you are not taking our word for it. We will never push a replacement if a repair will do the job.

Often it is not the shingles at all. The most common leak we find in this metro is a cracked pipe boot, the rubber collar around a plumbing vent, which Texas sun destroys in ten to fifteen years. It is inexpensive to fix if you catch it, and it rots the decking underneath if you leave it. Either way, do not guess from the ground.

Some are fine and plenty are not, and they will be three states away by the time your repair leaks. Read anything before you sign it, and take it inside if you want to. Nobody legitimate will object to that, and pressure to decide on the spot is the clearest warning sign there is. Ask for a local physical address rather than a PO box, and ask for recent local references you can actually call.
